MK45 Property Market Update for September 2025

MK45 Property Market Update for September 2025

MK45’s property market is showing impressive stability in 2025. Buyer interest has stayed consistent all year, and sales have held strong month after month – even August didn’t slow things down, with numbers almost identical to last year. More detail in our latest market update blog.

I write a bi-monthly property update for MK45 for the local Flitwick & Ampthill Life magazine. In this article I like to keep things simple and share what’s really happening here in MK45 – no jargon, just the facts. And the truth is, our local market has been impressively steady this year.

On Rightmove, the average number of views per property has held strong throughout 2025. There was the usual Quarter 1 spike, as people scrolled through listings while deciding if this would be the year to make a move, but since then it’s been remarkably consistent. That steady interest has flowed directly into sales too.

Even August, which normally slows down as families jet off on holidays bucked the trend. with both online views and sale staying steady. Month after month, the market has kept ticking over without the highs and lows we often see.

By the end of August, MK45 had seen almost exactly the same number of homes sold as last year – just one less over the whole year!

So, if you’ve been wondering whether now’s the right time to move, the answer is yes – the demand is there, and buyers are making decisions. If you’d like to chat about your plans, give us a call. I’d love to talk through how we can make your move happen.

Artificial intelligence is starting to shape the way people sell, buy, rent and let homes. Used well, it can make the moving process smarter, faster and more connected.

Rental growth has eased, but tenants are still searching carefully and landlords need to stay on top of pricing, compliance and property standards as the summer moving season continues.

The rental market remains active in May 2026, but conditions are changing. Demand is still strong, rent growth has eased, and tenant expectations are rising. Here is what landlords should be thinking about now.

Taking the leap into renting your first home is exciting, but it can also feel like stepping into the unknown.
