Sales across MK45 finished 1% higher than 2024 and an impressive 35% up on 2023, highlighting the continuing appeal of this part of Bedfordshire. Demand has remained strong across towns and villages, with buyers drawn to the excellent schools, convenient transport links, and close-knit communities.

New properties placed on the market up by 14% on 2024


Seller confidence is also evident. New properties coming to market were 14% higher than last year, giving buyers more choice in sought-after areas like Ampthill, Flitwick, and Maulden’s residential streets. This increased supply has helped maintain momentum, keeping the market active and balanced.

The final quarter of 2025 reinforced these trends. Q4 sales were 2% higher than Q4 2024 and 19% higher than Q4 2023, showing consistent demand across the postcode area right through to the year’s end.

Pricing and Motivation
Correct pricing remains key. Price reductions were 26% higher than in 2024, but this reflects a motivated and realistic market. Sellers in MK45—whether in Millbrook, Maulden, or Flitwick—are willing to adjust to market feedback, helping homes sell faster while maintaining strong buyer interest.
