We’ll also keep your buyers informed about your progress. If they decide to resume their search, we’ll let you know immediately. You’re not “messing anyone around” – they’ll be fully aware of your situation from the start.
2. "I don’t want to spend money before finding my dream home."
That’s entirely reasonable! Rest assured, you won’t need to face significant costs until you’ve secured a property. If we agree on a sale before you’ve found your next home, we’ll advise both you and the buyer to hold off on instructing solicitors until you’re ready.
Additionally, we don’t charge you unless your move is completed. The only potential cost you might incur is for an updated Energy Performance Certificate (EPC), which costs around £100 and is valid for 10 years. If you decide not to move, the EPC will still be ready for future use.
3. "What if I can’t find a new home?"
You remain in control. If you ultimately decide not to move, we’ll inform your buyer. Since we keep them updated throughout the process, they’ll know you’ve been searching diligently and won’t feel blindsided.
